1. How Much Room Does Your Lot Allow?
Every lot has setbacks, the minimum distance a structure must keep from property lines, and sometimes limits on how much of the lot can be covered. Your HOA may have its own rules too. Checking these first tells you how big the addition can be and where it can go.
2. Check Your Flood Zone
Much of Southwest Florida is in a flood zone. Depending on your zone, the new space may need to be built at a certain elevation, and in some cases the cost of the work compared to your home's value can affect what's required for the whole house. Ask about this early, before you design.
3. Permits and Wind Codes
Additions require building permits from your county or city, and Florida's building code sets wind-load requirements for walls, roofs, windows and doors. Plans, inspections and approvals all take time, so build them into your schedule.
4. Make It Look Like It Was Always There
- Match the roof line and exterior finish of the existing home
- Continue the same flooring and trim inside
- Plan how the new space connects to the rooms around it
- Repaint the exterior so old and new walls match
