Exterior Painting for Florida Stucco Homes: When to Repaint and What Lasts

Most homes in Southwest Florida are concrete block with a stucco finish. It's a durable combination, but the paint on top is what keeps water out, and our sun and storms wear it down faster than in most places.

Here's how to tell when it's time to repaint, and what makes the new paint last.

Signs It's Time to Repaint

  • Faded color, especially on walls that get afternoon sun
  • Chalky residue when you rub your hand on the wall
  • Hairline cracks in the stucco
  • Peeling or blistering paint
  • Mildew or dark stains that come back after cleaning

Why Stucco Cracks Matter

Small cracks are normal as a home settles and expands in the heat. The problem is water: rain gets into the cracks, soaks into the block behind and can lead to bubbling paint and stains inside. Sealing cracks with the right filler before painting is one of the most important steps of the job.

What Makes Exterior Paint Last in Florida

Preparation and product matter more than anything else. The surface needs to be clean and dry, cracks sealed, chalky areas primed, and the paint should be a quality exterior product made for masonry and high UV exposure.

Timing matters too. During the rainy season, painting earlier in the day and letting surfaces dry fully after storms helps the coating bond properly.

How Often Should You Repaint?

Many Southwest Florida homes are repainted every 7–10 years. Waterfront homes and walls with full sun may need it sooner. If your HOA has a repaint schedule, plan ahead so you have time for color approval.
